Fences
Fences in the Municipality of North Perth are not subject to formal regulations and do not require a building permit. However, to ensure safety, aesthetic appeal, and to avoid potential disputes, the following best practices are strongly recommended:
If you are putting up a fence, building a structure, or having a dispute with your neighbour, you need to know where your property lines are located. Only an Ontario Land Surveyor can provide you with a survey of your property. The Municipality does not keep Land Surveys on file.
Place the fence entirely on your property and ensure there’s enough space for maintenance on both sides without entering your neighbor’s yard
A fence that extends to the front of a property should not obstruct the sightlines of your or any neighboring driveways, or streets. Fences can cause serious safety concerns for pedestrians and motorists entering, exiting and passing by your driveway.
Avoid obstructing sightlines for driveways or streets, especially on corner lots. Fences on corner lots must comply with Section 5.17 of the Zoning By-Law regarding sight triangles.
Ensure the fence does not block or alter water drainage and complies with the Property Standards By-Law 80-2020
Do not block any easements or legal rights of way. Check the Ontario Land Registry for easement information on your property.
Some subdivisions or condo declarations may have height restrictions. Check your purchase and sale agreement documents from the time of purchase.
