Building Permits

The Building Department is now accepting applications for all building permits through Cloudpermit. 

You must submit an application for a building permit if you want to:

  • Construct a new building or structure;
  • Change the use of the building or structure;
  • Repair, renovate, add to, or demolish an existing building;
  • Install a swimming pool;
  • Build a deck;
  • Erect a sign;
  • Erect a special events tent;
  • Alter most building and structures on your property; or
  • Install a new septic system

All applications are reviewed for compliance with the Ontario Building Code and Zoning By-law requirements.

How to apply for a Building Permit 

The Municipality of North Perth Building Department has contracted Cloudpermit to provide an online building permit application service to residents and contractors in an effort to streamline the building permit process and reduce our carbon footprint.

Applications for a building permit are made online using the Cloudpermit platform. Cloudpermit allows you to apply for and check the status of your application anywhere, at any time. In Cloudpermit you can:

  • Start an application and finish it later,
  • Message and receive messages from staff about the application.
  • Receive email notifications when there is an update on the status of the application.
  • Upload your drawings and forms.
  • Download the permit, inspection reports and payment invoices/receipts.
  • Request and schedule inspections.
  • Provide access to your contractors, architects, engineers and others.

Property Lines

If you are putting up a fence, building a structure, or having a dispute with your neighbour, you need to know where your property lines are located.  Only an Ontario Land Surveyor can provide you with a survey of your property.  The Municipality does not keep Land Surveys on file.

Frequently Asked Questions

  • If the area of the tent is greater than 60 meters squared (645 square feet)
  • Tents greater than 225 meters squared (2,421 feet square) must have the tent framing and anchorage system designed and the installation inspected by a professional engineer
  • All tent fabric must comply with CAN/ULC-S109 or NFPA 701 flammability standards

The building department issues septic permits and conducts inspections within North Perth for:

  • New septic system installations
  • Alterations to existing systems
  • Failed septic systems

A North Perth Building Official must inspect each major phase of a construction project to ensure the work follows the approved plans. A building permit includes a list of inspections the project requires.

It is a property owner's responsibility to ensure that the Municipality is contacted to request an inspection at least 24 hour before work continues, from one inspection stage to the next.

Normal inspections include:

  • Excavation – prior to placement of concrete
  • Services – installation of sanitary, storm and water services
  • Septic – after excavation of distribution piping bed and prior to system backfill
  • Foundation – prior to backfill
  • Under floor drains – prior to covering
  • Framing – prior to insulation
  • Air Barrier – prior to starting exterior cladding
  • HVAC – rough in
  • Plumbing – rough in
  • Insulation/Vapour barrier – prior to covering
  • Occupancy- this must be obtained prior to occupancy
  • Final plumbing inspection
  • Final building inspection

Please note the Municipality does not review or inspect electrical work. Contact the Electrical Safety Authority at 1-877-421-2228 for electrical permits.

The Building Department Fee schedule outlines all costs associated with building permits.
