What is an Accessory Structure?
Accessory uses and buildings are secondary to the primary use of a building. In a residential project examples of a typical accessory buildings include decks, sheds, and garages. An accessory building is generally smaller than the main building and require a permit if the proposed project is larger than 10 square meters (108 sq ft). In the case of a deck, if it is over 2 feet higher than the ground it will need a permit, regardless of the size.
Zoning
When planning an accessory building it’s very important to check the zoning requirements for things like lot line setbacks and lot coverage. Lot coverage is the percentage of a lot covered by buildings and structures as defined in the zoning bylaw. A certain amount of open space is necessary to allow for proper grading and drainage, provide space for amenities and maintain the character of a neighborhood.
