Perth Meadows

Perth Meadows is a financially self-supporting adult living facility operated by the Municipality of North Perth. The Perth Meadows Adult Lifestyle Campus is comprised of a 36 unit apartment suite facility with one and two bedroom units, and 18 two bedroom townhomes.

The Perth Meadows suites and townhomes are available for purchase through an Equity Life Lease Plan.

What is an Equity Life Lease Plan?

You enter into an occupancy agreement that sets out the redemption value of your Equity Life Lease. The Equity Life Lease Plan gives you ownership of your suite or townhome (similar to a condo).

With this form of occupancy agreement, you have the advantage of reduced monthly housing costs in comparison to similar rental units. For suites residents, the occupancy fee is all inclusive of heat, hydro, taxes, common costs and much more. For townhomes, residents are responsible for their own utilities and taxes. Similar to other housing options, telephone, cable TV and internet are not included.

Rather than live off your investments and pay rent to a landlord, your investment is protected and your monthly costs are manageable. The monthly housing cost is only subject to inflation and routine operating costs.

When you leave your suite, you do not have the responsibility to re-sell it. Perth Meadows takes care of the transfer transaction. You or your estate is ensured of receiving the pre-established equity refund equivalent to the initial investment less a 5% fee within 90 days. Townhomes are subject to a 5% fee when a lease is transferred to a new resident and the current resident manages the transaction with the assistance of the municipality.

Amenities

The Perth Meadows apartment facility and townhomes are fully accessible.

The apartment facility has a secure entrance and outdoor parking lot. Each suite has one or two bedrooms, kitchen with appliances included, bathroom, living space, and laundry (stacked washer and dryer included). Each suite has individual heat/air conditioning and most units include a covered outdoor balcony.

Each townhome has a single car garage. There is a common area for suites and townhome residents to use.

Perth Meadows in an independent living facility in close walking and driving distance to many community amenities, including groceries, pharmacy, and recreation facilities. Health care and/or assisted living services are not provided for residents but can be brought in on an as needed basis by other providers.
